Ekichika (close to a station)

Listing shorthand for a property within a short walk of a train station — the single biggest driver of liquidity.

Ekichika means a property is close to a train station, and in Tokyo nothing else moves rent and resale value as reliably. Listings quote walking minutes at a standard of one minute per 80 meters, so a 5-minute walk is about 400 meters — but that's a straight-line estimate that ignores hills, lights, and the actual route. Inside roughly a 7-to-10-minute walk you're in liquid territory; beyond that, demand and exit options thin out fast. Always walk the route yourself before you trust the number, and remember a generous interpretation of ekichika is one of the oldest tricks in a listing.
